Mayur Vihar Phase Location | Residential Units | The Economy | Infrastructure

Mayur Vihar is an upmarket residential area situated in the Eastern part of New Delhi. The area is close to the Noida Delhi border, located across the Yamuna river, and is grouped into three distinct phases. In this article,  we will be writing about phase one. Mayur Vihar is two separate words with different meanings- Vihar (dwelling)  and Mayur (peacocks), i.e., the dwelling of peacocks.

The area has a close haven committed to the conservation of peacocks. Mayur Vihar came into existence due to overpopulation in the Trans-Yamuna area, part of today’s East Delhi, back in 1970-80. The government came up with selling Delhi development authority (DDA) flats to civil servants and some-civil servants like BHEL, among others.

This experiment also identified society’s high-income, middle-income, and low-income individuals. Mayur Vihar’s residences are a relatively recent phenomenon developed in three phases.

Mayur Vihar Phase 1 location 

It’s located between the north of old Patparganj and Pandav Nagar. Mayur Vihar Phase 1 extension to the south, and Trilok puri to the east. With the Yamuna flanking it on the west. You can easily access the neighborhood via Mayur Vihar – 1 and Mayur Vihar pocket – 1 metro station. 

Residential Units Mayur Vihar in Phase 1 

Here are some residential houses that can be found in Phase 1- DDA flats (organized into pockets 1-4). Also, housing units of cooperative society such as Hindustan apartments, Ashiyana apartments, Glaxo apartments, Zadar apartments, and upkar apartments.

The first set of people that migrated to Mayur Vihar Phase 1 in the 1980s abided in pocket iii and pocket I. Later, others that moved in were mainly in pocket ii, pockets iv(near metro station), and pocket v. 

The nearest village to Mayur Vihar Phase 1 is Chilla Gaon which is now surrounded by housing societies. Samachar apartments are considered one of the oldest and most expensive in the localities. The rate at which People bought the land in 1985 was very high before the low cost of the land. 

Now, it’s considered a valuable real estate market with the availability of two metro lines apart from the vicinity to both the central business district of Connaught Place, New Delhi- Barakhamba road to the east, and sector 15-18 of Noida to the south. The freshest colony of Mayur Vihar Phase 1 is pocket v allotted and developed by DDA. 

It’s located along the main mother dairy road just opposite Sanjay lake. Some neighborhoods were also established near the main Noida link road, and the region is named as Mayur Vihar extension with an independent metro station of the same name. 

The Economy of Mayur Vihar Phase 1 

There’s nothing special in the industrial activities of the area. The significant economic activities that dominate the area are property leasing and renting, many food and Beverage outlets that line Shashi park road and Patparganj road, and numerous fashion and lifestyle outlets.

Including popular brands like woodlands, jockey, and Raymond’s situated on Patparganj road centering around Acharya Niketan. Also, there’s a decades-old weekly market selling different things such as handicrafts, garments, vegetables, foods, and other knick knacks. 

The market sat on both sides of Patparganj road between Jeevan anmor hospital and Sagar Ratna food outlet. It is the crossing of Shashi park road and Patparganj road, and it’s only active every Monday. 

Over the years, the market has grown a lot. It routinely overflows into roads on both sides of the Patparganj road. The vendors also sell their market on the road parallel to Patparganj road. That is in front of pocket 1 and 2 localities. Meanwhile, the nearest shopping mall is known as the star city mall. It is situated in Mayur Vihar Phase 1 extension ( about a 5-6 minutes drive) 

Infrastructure in Mayur Vihar Phase 1 

Some prominent infrastructures in Mayur Vihar Phase 1 include the ancient places of worship of Hindus, Muslims, Christians, and Sikhs. Also, there are many parks and gardens, educational buildings, and famous residential houses. They will be grouped in the table below;

Places of worship Hindu: one of the oldest and most prominent temples in this locality is Shri Subha siddhi Vinaya a mandir located in pocket iii. It is the venue where the Bengali Hindu community celebrates all their major religious festivities, including Durga puja

Christians: the place of worship for Christians in the area is the vibrant pentecostal church located at 182-c, first floor, street 18, Pratap Nagar, Mayur Vihar Phase 1 near metro, behind Mitra di chaap. Also, Saint John’s orthodox church is located in pocket 3.

Muslims: a large masjid is situated on Patparganj road in Adarsh mohalla, in front of the p block of Pandav Nagar. Another masjid and eidgah are also located near Kotla village. 

Sikhs: The restored Sikh gurdwara is located on the east side of pocket 3 near the police station on Shahid khudiram bose road. 

Other Details

Education Some of the pr schools in the area are ahlcon public school,  ahlcon international school, queen Mary’s school,  amity international school, Rishabh public school,  Saint John model school, and ASN senior international secondary school. 
Parks and recreation There are various parks and recreational gardens in Mayur Vihar Phase 1, which is much greener compared to the northern part of east Delhi. There are places to play crickets, golf,  and other recreational activities in the locality. 
Famous residents Some of the prominent residents in the area include the house of the famous Hindu poet Mazhar imam. The residents of the cricketer must be Chand, famous magician urja Jain, and prominent Hindi writer Himanshu Joshi. Also, Juneja pilot of the crashed lion air, and others that can’t be mentioned are all residents of this area. 

In conclusion, some huge infrastructure of economic importance is now constructed in Mayur Vihar Phase 1. Such as a flyover and other big projects. A two percent rental yield was reported in October-December 2020. Mayur Vihar – 1 is a potential investment neighborhood in Delhi NCR. It assures attractive returns on burgeoning infrastructure growth.
